Villa guidelines and helpful tips

Please read the following terms and conditions before proceeding to the villa booking form by confirming your acceptance checking the check box. These Terms & Conditions govern all bookings with LuxuryVillasMadeSimple.co.uk ("the Company"). Any booking made or order placed by you, whether through the Company's website or otherwise, shall be deemed an offer by you to rent the relevant accommodation subject to these terms & conditions. All bookings through our Company and all matters arising from them are subject to English law and to the exclusive jurisdiction of the courts of England and Wales. The person who makes the booking accepts these conditions on behalf of all members of the party and is responsible for all payment due from the party. Booking services with the company are currently only available to persons who are at least 21 years old. By submitting a booking you warrant and confirm to us that you have read these Terms & Conditions and agree to comply with them.

Liability:
In consideration of the fact that the Company acts only as a booking agent, the Company accepts no liability whatsoever for any aspect of the arrangements and, in particular, accepts no liability for any loss, personal injury/illness or death however incurred. Although the Company uses all reasonable endeavours to ensure the accuracy of all information provided and the quality and facilities of the villas, we cannot accept any liability whatsoever for any problems that occur while guests occupy the villa of their choice. All information has been provided in good faith and no liability is accepted whatsoever by the Company for any misrepresentation of villa material or accommodation.

Initial Payment:
At the time of your booking you will be asked to pay an initial deposit of 50% of the total cost of the property rental. This payment is your only commitment until 8 weeks prior to your arrival date.

Payment of Balance The balance of the holiday cost must be paid at least 8 weeks prior to arrival date. Please ensure that payment is made within that time otherwise we reserve the right to treat your booking as cancelled, in which case you could be liable to pay us the cancellation charges detailed below. If you arrange your holiday within 8 weeks of travelling then full payment is due with your booking.

Cancellation:
Cancellation must be in writing by the party leader. In the event of cancellation, the following charges apply: 10 weeks or more prior to the rental start date, will mean loss of deposit only, less than 10 weeks before rental start date will mean 100% loss of the rental charge. For most reasons beyond your control cancellations will be covered by your Travel insurance. YOU ARE AGAIN REMINDED OF THE ADVISABILITY OF TAKING OUT ADEQUATE TRAVEL INSURANCE FOR ALL MEMBERS OF YOUR PARTY.

Behaviour:
It is your responsibility to ensure that you and the members of your party do not behave in a way which causes offence or danger to others or which risks damage to property belonging to others. In such circumstances the villa owner/s and the Company have the right to terminate arrangements made on your behalf, in which case the Company's responsibility to you ceases immediately and there can be no refunds, no payment of compensation and no reimbursement of any cost or expenses you may incur as a result. Further, you will be liable to reimburse the Company for any expenses whatsoever it incurs as a result of your behaviour.

Breakages & Cleanliness:
Our accommodation is made available for letting on the understanding that the property will be left clean and tidy at the time of checkout and all personal waste must be removed from the property. It is our policy to take a security deposit (please see security clause) therefore customers will be held responsible for any damage or breakages to the property, caused by the customer and/or their party and in the event of such occurrence, the incident must be reported to the villa agent immediately and the appropriate deductions will be made. Customers are not permitted to move any furniture or equipment without prior written consent from the villa management. In the event of such permission being granted, it is the customer’s responsibility to return the furniture or equipment back to its original position before checkout. Under no circumstances must any property for use inside the property, be moved outside.

Air Conditioning:
The cost of any air-conditioning is included in the villa rental price, the units must only be used while you are in the property, with all windows and doors kept closed. Under no circumstances must the units be left on continuously while the property is unoccupied. Where the air-conditioning is payable extra, should you elect to use this facility it must be paid for at the advertised rate which is not negotiable. Units are situated in each bedroom only, unless otherwise stated on the accommodation description.

Building Work:
Any building work which may commence in the local area is outside of our control, and we cannot be held responsible for any resulting disturbance. However, should we become aware of any building work which may reasonably be considered to aversely affect the enjoyment of your holiday we will notify you as soon as possible. Whilst we endeavour to minimize any inconvenience we regret that we cannot accept any liability in such case.

Villa Check-in / Check-out times:
Access to villas will be after 4pm on your day of arrival to allow time for cleaning and servicing, and must be vacated by 10 am on the day of departure.

Insurance Requirements:
Holiday and travel Insurance, including cancellation cover, is essential for your own protection and we strongly recommend that you and all members of your party be suitably insured.

Noise:
This property is set in a tranquil location and as such there maybe less tolerance to excess noise in the area. Therefore the actions of you and your party should not interfere with the enjoyment of other holiday makers or local residents.

Please reframe from playing loud music or engaging in any activity which may cause inconvenience to others.

Data Protection:
We take your privacy very seriously. By submitting any of our forms, we will just reply to you about your enquiry. You are not subscribing to a mailing list, nor will we give out or sell your information to anyone

Party Size:
The exact number of people occupying the house including their ages, must be listed on the booking form, this includes small children. The accommodation cannot be shared; assigned or sub-let and only persons shown on the booking form are permitted to stay in the property. The Owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid.

Complaints:
Once a villa has been booked and paid for in full, the property agent’s details will be provided and thereafter guests will be able to liaise directly with the villa manager/agent upon arrival at the villa. In the unlikely event there is a problem with the villa, you must inform the villa manager/agent so that the matter can be put right. If the villa manager/agent cannot resolve the problem to your satisfaction at the time, they will escalate the problem to the parent company.

Alterations by the Company:
Although the Company makes every effort to ensure that advertised descriptions of the villa are correct. Although changes to villa advertised are infrequent, the Company reserves the right to change the description of the villa or service at any time, in which case we will endeavour to notify you of all changes before commencement of the booking date, if it is practical to do so. No compensation will be payable by the Company in such cases. No claims will be accepted for costs or additional expenses incurred as a result of any changes.

Data Collection:
All data collected via this site remains confidential and will not be used by anyone else other than LuxuryVillasMadeSimple.co.uk for its own purposes and marketing. You have the right to request exemption from marketing activities by writing to us at the address below, you also have the right to access any data we hold about you by writing to us at BSMS Ltd, 14 Iron Bridge House, Windmill Lane, Southall, Middlesex, UB2 4NJ , UK

Animals and Pets:
Animals/pets are strictly not permitted. If a pet has been brought into the villa, then there will be an automatic charge at the pet owner's discretion, to cover the cost of professionally cleaning all carpets and upholstery, plus the pest control agency will be called.

Smoking:
For the safety and comfort of all our guests smoking is not permitted inside the villa. Thank you for your cooperation in advance.

Owners Access:
The Owners or their Management Company shall be allowed access at any reasonable time during your stay.
